Strategic Planning Nets Cost Savings

The Challenge

Fort Worth-based Sanara MedTech is a publicly traded surgical and wound care technology company that was growing quickly, requiring additional space despite time remaining on its existing lease. Leadership wanted to expand into two adjacent suites while avoiding business interruptions, even while renovating portions of its current space to help attract and retain employee talent.

Our Strategic Approach

Working with company leadership, we evaluated Sanara MedTech’s alternative options within the business park and in alternative properties to gain leverage with the current landlord. We also led the company through the initial space planning process and helped them gain a better idea of construction costs so we could negotiate the proper tenant improvement allowance for its existing space.

The Outcome

Citadel Partners delivered:

  • 21% all-in cost savings through rate, tenant improvement allowance and free rent negotiation
  • Expanded parking availability to accommodate the growing company
  • Three months of free rent plus immediate occupancy of adjacent space at no charge until the start of construction
